About DeSoto County

DeSoto County is located in the south-central part of Florida and is part of the state’s rural Heartland region. The county has a population of roughly 36,700 people (2024 estimate) and covers about 639 square miles of land. The county seat is Arcadia, which is known for its historic downtown, ranching heritage, and annual rodeo events. The Peace River runs through the eastern portion of the county and is a notable natural feature that influences recreation, land use, and surrounding property values. State Road 70 is the county’s primary east–west corridor, connecting residents to Bradenton, Myakka City, and Okeechobee, while U.S. Highway 17 provides north–south access toward Charlotte County and Polk County. DeSoto County has a strong agricultural base, with citrus groves, cattle ranches, and rural homesteads making up a significant portion of its land uses, making it important to work with an appraiser who is familiar with the area and the trends.
